In response to the COVID-19, Chicago Home Inspection Services normally recommends home buyers and their realtors attend the inspection, however we would like to remind you that it is completely optional and to please stay at home if you are experiencing flu-like symptoms or are simply more comfortable doing so.
We are limiting the amount of staff to 1-2 people (most likely just our inspector) and we are utilizing best practices including sanitizing and disinfecting inspection equipment, keeping a safe distance from others and exercising other precautionary measures. We strongly recommend that senior home buyers and senior agents remain at home during inspections throughout the Illinois stay at home mandate.
Rest assured, we still provide detailed inspection reporting, post-inspection consultations and property-related photographs when appropriate.

Roof Inspection When access is possible, the inspector will also perform an inspection of the roof system and we may also use a high definition camera equipped drone to assist in the roof inspection.
We will examine the installation of the roof covering, and the water-resistant or waterproof moisture barrier material - known as the roof underlayment, as well as the home’s gutters to assess if the construction of the roof follows general best practices so that it can withstand common weather elements to repel water from entering the home.
Plumbing Inspection Home inspectors are responsible for examining the condition of plumbing elements that are visible and accessible to the inspector, as much of the pipe work is located behind the drywall and tiles in the home. The types of materials used and the condition of the material will be examined - as well as the water pressure, hardware and drainage. The water heater and any water using appliances will all be inspected.
Electrical Inspection Inspecting a home's electrical system is of utmost importance, as improper or outdated electrical configurations can pose a serious fire hazard.
